is a new residential development in the southeast corner of 91̽»¨app (91̽»¨app). It is located to the south of Island Lakes.

Sage Creek
is a new mixed commercial-residential development. It is bounded by Lagimodiere Blvd, Abinojii Mikanah (formerly Bishop Grandin Blvd), Plessis Rd, and the Perimeter Highway.
Kindergarten to Grade 8
École Sage Creek School opened its doors at 315 Sage Creek Blvd in September 2017. It originally served Kindergarten to Grade 8 learners in the English and French Immersion programs. Owing to enrolment pressures, some students currently attend schools outside the community:
- Shamrock School for English Program, Grades 5 to 8
- Collège Béliveau for French Immersion, Grades 7 & 8
A new Kindergarten to Grade 8 French Immersion school, planned to open at the corner of Warde Avenue & Des Hivernants Blvd in 2025, will serve families residing in Sage Creek. The existing school at 315 Sage Creek Blvd will be restored to its original configuration in order to serve Kindergarten to Grade 8 English program students residing in Sage Creek. Refer to Note F below for information on the new Child Care facility.
Grades 9 to 12
Beginning in 2024-2025, Grade 9 English program students residing in Sage Creek will transition to J.H. Bruns Collegiate, where they will remain until the end of their studies in Grade 12. A significant addition and modernization are proposed to accommodate the increased enrolment. Students residing in Sage Creek who attend Windsor Park Collegiate will finish their studies in Grade 12 with their WPC peers.
Collège Béliveau is the catchment French Immersion high school for students residing in Sage Creek.

Note A: The French Immersion Kindergarten program at ÉSCS has reached the maximum enrolment number of 48 registrations for 2024-2025. Consequently, effective May 22, 2024, and for the balance of the 2024-2025 school year, new registrations for Kindergarten in the French Immersion program will be redirected to École Guyot, as per Board motion. Busing will be provided at no cost to families. Students will continue at École Guyot until the opening of École Sage Creek/Bonavista (projected for Fall 2025). Class sizes at École Guyot will be closely monitored, and staff added if required.
Enrolment in the English Kindergarten program at ÉSCS has reached the maximum enrolment of 48 students for 2024-2025. Note B: A new Kindergarten to Grade 8 French Immersion school, planned to open at the corner of Warde Avenue & Des Hivernants Blvd in 2025, will serve families residing in Sage Creek. The existing school at 315 Sage Creek Blvd will be restored to its original configuration in order to serve Kindergarten to Grade 8 English program students residing in Sage Creek. The timing of the opening of the new school will be confirmed as the project advances.
Note C: In June 2022, the 91̽»¨app (91̽»¨app) Board of Trustees decided that an exchange of the Windsor Park Collegiate and Collège Béliveau buildings is the most optimal, sustainable, and achievable solution to the changing enrolment patterns in the southeast quadrant of the school division. Learn more about this decision here. The target date of the building exchange is September 2025.
Note D: Effective January 9, 2024, and for the balance of the 2023-2024 school year, new registrations for Grades 3 & 4 English program will be redirected to Shamrock School. Busing will be provided at no cost to families. Students will continue at Shamrock School until a second elementary school opens in the Sage Creek community, at which time they will attend the English program at 315 Sage Creek Blvd.
Note E: Beginning in 2024-2025 Grade 9 English program students residing in Sage Creek will transition to J.H. Bruns Collegiate, where they will remain until the end of their studies in Grade 12. J.H. Bruns Collegiate is the catchment area school for students in Grades 10 to 12 residing in Sage Creek and not currently registered in 91̽»¨app. A significant addition and renovation are proposed to accommodate the increased enrolment. Students residing in Sage Creek who attend Windsor Park Collegiate will finish their studies in Grade 12 with their WPC peers.
Note F: New Child Care Centre at École Sage Creek / Bonavista. The 91̽»¨app is reviewing applications for a qualified external Non-Profit Childcare (childcare) provider to operate a new childcare Centre at École Sage Creek / Bonavista to be located at 355 Des Hivernants Boulevard in Winnipeg. The childcare facility is currently in the planning stages, paid for by the Province and will be a part of the new school building with its own playground area. The childcare is designed to accommodate 74 full-time childcare spaces consisting of 20 infant and 54 preschool as well as 30 before and after school spaces.
The tender closed on May 22, 2024. Once a childcare provider is approved, a public announcement will be made. Additionally, families currently enrolled in the French Immersion program at École Sage Creek School and École Van Belleghem, who reside in Sage Creek and Bonavista, will be notified. The selected childcare provider will also manage the waitlist.
Waterside Estates & Camiel Sys
and are relatively new developments in the northeast corner of 91̽»¨app. The developments are bounded by Dugald Road to the north and Plessis Road to the east.
French Immersion catchment schools for the area include École Provencher (Kindergarten to Grade 4), École Heni-Bergeron (Grades 5 to 8), and Collège Béliveau (Grades 9 to 12). École Henri-Bergeron also offers , beginning in Grade 4.
In the early phases of development, Archwood School was the designated English program elementary school. However, as the developments grew, enrolment pressures at Archwood School grew unsustainably. At the May 2, 2023 meeting of the Board of Trustees, Marion School was designated as the English program elementary school for these communities; all students enrolled at Archwood School in Kindergarten to Grade 3 in the 2022-2023 school year were reassigned to Marion School, along with their older siblings, beginning in the Fall of 2023. Presently, any students residing in Waterside Estates or Camil Sys registering for Kindergarten to Grade 8 will attend Marion School.

Nelson McIntyre Collegiate will serve the same geography as Archwood School, Marion School, and Nordale School. Windsor Park Collegiate will serve the same geography as Frontenac School and General Vanier School. Students residing in Waterside Estates and Camiel Sys who attended Windsor Park Collegiate in the 2023-2024 will finish their studies there, along with their WPC peers. Trustees have also ensured that priority consideration will be given to Schools of Choice applications from students residing in Waterside Estates and Camile Sys that would see siblings attend the same high school. Water Tower District
The is an infill development on former industrial lands bounded by Marion Street to the north, Windsor Park to the south, Speers Road and the Canadian National Railway to the east, and the Canadian Pacific Railway to the west. A project of the Olexa Developments, the subdivision will include mid- to high-density housing (25 acres), commercial and industrial development (21 acres and 70 acres, respectively), and park land (22 acres). This development was previously named "The Public Markets".

Dawson Trail
Dawson Trail consists of two separate developments proposed for the city's southeast corner:
- North of Dawson Road
A 47-hectare (117 acre) subdivision bounded by Fermor Boulevard, Plessis Road and Dawson Road, it will lie to the northeast of Southland Park. The northern part of Dawson Trail will include commercial development, mixed commercial-residential development, multi-family development, and park space. A 67-hectare (165 acre) subdivision bounded by Lagimodière Boulevard, Abinojii Mikanah (formerly Bishop Grandin Blvd), Plessis Road and Dawson Road, it will join the developments of Southland Park and Sage Creek. The southern part of Dawson Trail will be primarily residential in nature, with a mix of lower and moderate density neighbourhoods, along with park space. Precinct K South
This proposed subdivision is south of Royalwood and Bonavista and north of the Perimeter Highway between the Seine River and Lagimodière Boulevard. The Canadian Pacific Railway will transect the community from north to south. Precinct K South will consist of a significant residential community with a mix of areas of lower and higher density. A mixed-use node is proposed for the centre of the community, along with commercial development along the southern edge. More information can be found .
